Mortgage interest rates have continued to decline in recent weeks as was predicted due to the previously announced news by the European Central Bank.

Fixed interest rates have been falling for some time. In mid-August, the average interest rate for a 20-year fixed mortgage with National Mortgage Guarantee (NHG) was 4.14 percent. That rate has now dropped to an average of 3.98 percent. Whether you choose a five, ten, or thirty-year fixed-rate mortgage, rates have decreased compared to a month ago. Compared to October of last year, when interest rates were at their highest in years, the costs are now significantly lower. Back then, the average rate for a 20-year fixed mortgage was 4.72 percent.

The primary reason for this continued drop, according to market researcher Oscar Noorlag of Van Bruggen, is the falling interest rate in the capital markets. This is where banks, investors, and lenders engage in borrowing activities. These rates are influenced by inflation expectations. Since investors anticipate that inflation will decrease in the near future, they are willing to lend to banks at lower interest rates. This, in turn, allows banks to reduce rates for consumers, including mortgage rates.

Currently, most of the lenders are lowering their rates in the upcoming weeks, this is something that we are experiencing at the moment as we work with 10+ banks and lenders. It is expected that mortgage rates will continue to fall in the near term, but unforeseen political or economic events could still impact the interest rates.
